What is Reality?

Based on the views of Harman (1988), "the mind has a big influence on what the world is". Using the effect of a placebo, Harman demonstrates how reality is created. In the case of a person who feels unwell, the use of any curatives may not actually have an effect of reversing the pain or discomfort being experienced. Instead, the minds of the patients play a big role in influencing the healing or the pain relief process. In this case, using perception, the mind creates reality. Attitudes are shaped by the subconscious mind. Thus, the mind is instrumental in the creation of reality. The above illustrations clearly underscore the notion that a connection between consciousness and causal reality is present.Harman (1988) cites the case of anthropologists to point out that culture shapes reality.

According to the author, it is not surprising that people who grow up in various regions with different cultures exhibit varied opinions on issues. Harman calls such leanings as cultural hypnosis.In the views of Owen (1965), "the way we think is as important as what we actually think". Thus, it is evident that the manner in which people think is a product of the thoughts themselves. The thinkers are the ones who decide what to ponder. The author proceeds to point out that the way of knowing, the false and limited habits and common sense are the underlying attributes that shape reality. Put simply, knowledge is the peoples' own creation. Owen enthuses that people have produced a surface or object world where they are mere objects themselves (1965). Owen further outlines that what people perceive and fail to perceive presents the complete reality of consciousness - the "inside" of all those things that exist.Clearly, Owen demonstrates that reality is a human creation (1965). The human conscience dictates what the human mind perceives in addition to the aspects that are not perceived. Based on the various perceptions, people draw a distinction between the inside and the outside issues. As such, knowledge is created out of the conscience of human beings.

This establishment implies that both Owen and Harman believe that reality is a creation of the human mind. However, the views held by these authors may not hold since some aspects are universal. As such, the issue of perceiving aspects selectively is not absolute. Although some aspects follow the line of the thinkers, relying on the views they posit it may compromise any attempt to explain universal attributes of humanity.Based on the views of Chopra (2010), the real world is so diverse such that knowing it fully is quite complex. Chopra backs the assertion by claiming that trusting senses to understand nature is simplistic. The senses give a distorted view of nature. The author alleges that the senses reduce the wholeness into small parts, which are labeled as the reality. Surprisingly, a big percentage of observers seem to agree. The most perturbing aspect, based on the views of Chopra, is that such observations are taken as objective reality.

The development of scientific methodology reflects the path that observers use to support their findings. Called science, adherents explore 'reality' based on what they think the truth is. Dissecting the views of Chopra, it is convincing that reality is a creation of the human mind or sensations. The extent to which the sensations are accurate is a serious concern whose answers are difficult to obtain.Currently, the creation of reality is real. The creation of reality spans various fields such as health, nature, etc. In the case of health, the development of drugs and treatment plans reflect how reality is created. In the field of psychology, the establishment of various therapy regimes supports the creation of reality. The consciousness helps in the creation of reality since it informs or guides the actions that individuals engage in the said fields. For instance, in developing treatment regimes, both the treatment staff and the patients should perceive the issue in the same way.

Should You Refinance Your Investment Property? Marcus McCue of ...

With rates falling as they have over the past few years, a lot of people refinanced their homes?and investment properties. And yet, rates keep falling to historic lows. Does it make sense to?refinance again?

I recently spoke to Marcus McCue, Senior Vice President of Guardian Mortgage Company
about my own situation with an investment property I was considering refinancing.

Candy: I have this investment property that is currently at 6.5% that I financed a few years ago.?Should I be thinking about refinancing it?

Marcus: Absolutely! A borrower with excellent credit and the minimum down payment on an?investment property (at least 20%), would be at a rate of 4.00% with no points right now. On?a balance of $150,000, this would create a monthly interest savings of over $300. An investor?who puts down 25% will get the very best rate of 3.625%

Candy: Is there a rate where I wouldn?t consider refinancing?

Marcus: Naturally there are fees and other factors that figure into this. Using our 4.00% rate,?I would say that anyone at 4.750% or greater should investigate refinance options, if they plan?to retain the property for at least two years. If you think you?ll sell it sooner, it is probably not?worth the upfront costs.

Candy: Would I get a better rate if I got a 15-year instead of a 30-year mortgage?

Marcus: With rates this low, a lot of residential real estate investors are finding that they?can pay off their loans in half the time at around the same monthly payment which is great?news if the purpose of the investment is to be debt-free on the property in 10-15 years. Cash-?flow investors, on the other hand, are using these rates as a way to generate greater monthly?income from their properties and are generally refinancing for 30-years. In terms of rates?for 15-year vs. 30-year, there is not a significant rate difference if there is only 20% equity.?However, for investors with 25% equity or more, the rate on a 15-year loan would be about?0.50% lower than the 30-year.

Candy: Besides rates, what else should I think about if I want to refinance?

Marcus: Obviously, your current credit situation matters. Some of our customers don?t qualify?for a refinance because they?ve had economic hits over the past couple of years. They may?have faithfully paid their mortgages, but new changes at Fannie Mae mean underwriters must?now consider the ?probability of future serious delinquency? rather than defaults. Investment?properties are inherently riskier than homes. To off-set this perceived risk; the underwriters will?require ?compensating factors? like additional equity, cash reserves equal to six-months of all?property PITI payments and lower debt-to-income ratios.

Candy: Do you think rates will fall lower?

Marcus: The Fed has been making moves to purchase more mortgage-backed securities with?the implementation of QE3. This would typically cause rates to trend lower. However, the?government recently increased a component of mortgage rates ? the guarantee or ?G-Fee? that?is assessed by Freddie Mac and Fannie Mae. This increase has off-set the downward pressure?on rates created by QE3. For this reason, most experts in our industry are not expecting any?significant decrease in the coming months.

Candy: What should residential real estate investors do if they are considering refinancing?

Marcus: The best thing to do is sit down with an experienced loan officer and go over your?particular situation. It doesn?t cost anything to find out if you would benefit from these historic?low rates.
