Prices Beginning to Look Up in Delaware Ohio Real Estate Market ...

Delaware, Ohio?s single-family real estate market has shown signs of improvement over the past several months and in April those signs exploded into numerous blooms after March showers.

The real estate market in Delaware, Ohio, is on the up-tick. Inventory is currently down to 6.49 months which is neutral in terms of being classified as buyer?s vs. seller?s market. Another great sign is that nearly 47% of the properties on the market either were in contract or sold during the month of April.

Delaware, Ohio in contract home sales are above the six-month average showing signs the market price may soon improve. Sold-6 is sales in last six months; sold-apr homes sold in April; finInsp are homes contingent financing and inspections; esc are homes Contingent Escape; lien are homes Contingent Lien Release; UC are homes that are Under Contract. Sure Sales Are Back But What About Price

In April, well ? no. But, we have a little nugget of positive news on that front as well. Over the past six months, the average home that?s sold in Delaware was for $88.57 per square foot. In April, 77 homes went in contract contingent upon finance and inspections at $99.70 per foot. That?s a great big jump and as the chart shows it is happening across the board, with the exception to under contract listings, to homes in contract. Delaware, Ohio should be in the $100 per foot neighborhood in May and above that in June and July.

Condominium Market Remains Soft

As the single-family market in Delaware, Ohio, has seen signs of regaining its strength the condominium market remains extremely soft with more than 17 months of inventory currently on the market.

That 17 months of inventory creates an extreme buyer?s market in the Delaware, Ohio, condominium market and it also shows in the number of homes currently in contract where only18.6 percent of the inventory wasn?t active in April.

In April, four condominiums sold at the average price of $110,975 or $81.99 per square foot after being listed for $118,225 or $87.64. That sold price is 13.1 percent lower than the average price for the 57 active listings at $92.71 per square foot ($139,900).

The Vegetable Garden: Garden Calendars and ... - This Full House

This Full House Veggie Garden

We live in Zone 6, which means it's pretty safe to start planting in this part of Jersey after May 15th.?

So, I stopped by my favorite garden center and tried really, really hard not to go crazy about wanting to grow EVERYTHING under the sun and decided to stick with stuff I know my family will eat.

They didn't have any cherry tomatoes left and were fresh out of basil (sort of like shopping for swim suits, in July) so, I ended up at my OTHER second home (a.k.a. Home Depot) and picked up a few more Bonnie Plants.

Oh, and dirt.? Lots and lots of dirt.

I'm heading out into the vegetable garden this morning and am super-excited to plant a variety we've never tried before:? black cherry tomatoes.

First, I have to prepare the beds (UGH!) and, well, this is the part of gardening that is a real pain to me...literally...just hope my back holds out.

HBT: Yankees' Nova leaves with leg injury

Ivan Nova was removed from Monday?s game in the sixth inning with a sprained right ankle.

Nova was hurt fielding a tapper near the mound and limped off the field afterwards. He was previously hit in the right foot by a Nick Markakis comebacker in the third, but the incident in the sixth was a new injury.

Nova was charged with five runs in 5 1/3 innings before departing. The Orioles snapped his 15-game winning streak by beating him 5-0 on May 2, but he won?t be involved in the decision tonight after leaving a 5-5 tie.

If Nova needs to miss his next start, Freddy Garcia, who has been relegated to mop-up duties since losing his rotation spot at the beginning of the month, could get the call in his place.

"What have these people done to music?" wails Sallie Ford on Dirty Radio's explosive opener, "I Swear." She's raging against sound-alike pop stars foisted on the public by mainstream media, but it's a question worth putting to the interrogators, too. The answer: Sallie Ford & The Sound Outside vigorously mines a sweet spot between modern and vintage. Sallie's voice has elicited comparisons to classic jazz and blues icons, yet it is stoked with the fire of youth and rebellion, too, an instrument capable of conveying raw emotion and nuanced artistry in the same breath.

Since 2008, Sallie Ford & The Sound Outside has been intertwining elements of swinging roots rock, country, jazz, and blues with a contemporary lyrical stance and Ford's instantly recognizable voice. The Portland quartet has steadily ascended through the ranks, earning a growing following throughout the Pacific Northwest. Ardent evangelizing by nationally-recognized peers like the Avett Brothers has augmented that momentum. Now, with the release of Dirty Radio, Sallie Ford & The Sound Outside offers the most fully-realized example of its aesthetic yet.

Sallie Ford grew up in an artistic family in Asheville, North Carolina. Her father, acclaimed puppeteer Hobey Ford, has been a recipient of multiple grants from the Jim Henson Foundation, and her mother is a performing musician and music teacher. While her older sister excelled in musical theater, and her younger one loved to tap dance, Sallie studied violin. At a young age, however, she was also a capable belter, though she preferred singing harmonies to solos. "I was always overwhelmed by my performing family," she admits, apropos of her adolescent low profile. "I preferred to be the weird one."

Sallie's affinity for the odd and unusual eventually served as a gateway to discovering her own voice, both as a singer and composer. In her childhood, she'd been transfixed by the Beatles' catalog. As she matured, idiosyncratic acts such as CocoRosie, Cat Power, and the Squirrel Nut Zippers were introduced into her musical mix. "Tom Waits was a big inspiration to me," Sallie adds, recalling how she scrutinized every aspect of Waits' 2002 album Alice, and soon his abilities as a storyteller rivaled the Fab Four in her estimation.

While Sallie mustered the courage to sing a few times at open mic nights in North Carolina, her progress was tentative until she moved to Portland in 2006, where the newcomer found herself increasingly willing to step up and perform. "I was blown away the first time I heard Sallie sing," admits Sound Outside guitarist Jeffrey Munger, who initially crossed paths with her while busking during the monthly Last Thursday art walk on Portland's Alberta Street. By then, Sallie had already graduated from solo slots to playing out with the rhythm section of drummer Ford Tennis and upright bassist Tyler Tornfelt, a pair of Alaskan transplants who'd been making music together since their earlier teens.

For a thumbnail sketch of the band's aesthetic, lend an ear to "Write Me A Letter," wherein Sallie reminisces about snail mail correspondence while referencing contemporary authors and musicians. "Against the Law" juxtaposes skeletal percussion and haunting guitar licks with Sallie's blunt carnality, while "Miles" and "Thirteen Years Old" show off a more torchy side, complete with judicious fiddle courtesy of Tyler's sister, Annalisa Tornfelt of Black Prairie. The band's originals often begin with ideas that Sallie warbles into a recorder and then translates into guitar chords (sometimes with assistance from Jeff). But the interaction between members is an integral part of the creative process, too; the singer cites drummer Ford Tennis' inventive, self-taught approach to his instrument as one of several key variables that contributes to their unconventional groove.

Public enthusiasm for the band's live shows and its self-released 2009 EP Not An Animal have helped them garner fans near and far. "People in the music community have been really kind, introducing themselves and offering to help out where they can," says Sallie. The Avett Brothers' Seth Avett was so taken after seeing Sallie Ford & The Sound Outside, he tapped them to open a pair of sold-out shows at Portland's Crystal Ballroom in summer 2009, and invited them to be their support act in California and Colorado. New Year's Eve found Sallie Ford and the Sound Outside performing at the 7,700-seat Asheville Civic Center with the Avetts and Langhorn Slim, the highlight of a string of Southeastern dates and the beginning of an auspicious twelve months; come the end of 2010, the quartet would be playing with Mavis Staples at the historic Egyptian Theater in Boise, ID.

Throughout 2010, the band recorded and refined Dirty Radio with engineer Adam Selzer (Norfolk & Western), with a few additional tracks overseen by Mike Coykendall (M. Ward, She & Him, Blitzen Trapper). "I knew we would come up with something special, just because of the sound on the records that I really liked that those guys had done, music that had a warm tone to it," says Sallie. They recorded to tape, and though the performances aimed to capture the feel of the foursome's live shows?"it would've felt weird to record the songs any other way"?they did enhance the arrangements with additional strings and keyboards, and an attention to sonic detail, particularly the quirky percussive touches that add color throughout.

Even before their full-length was finished, the group's accomplishments were significant enough that Portland music insiders crowned them the Best New Band of 2010 in local alt-weekly Willamette Week. In 2011, with Dirty Radio ready to serve as a calling card and the open road inviting them to bring their live show to audiences everywhere, Sallie Ford & The Sound Outside is poised to receive similar accolades from coast-to-coast and beyond.

LaDonna Hale Curzon, Executive Producer, Sarah Palin Radio this week interviewed Lt. Col. (ret) Wendy Rogers, a candidate for the new seat in Arizona, AZ-9. Lt. Col. Rogers is one of first women who became a military jet pilot and served in the U.S. Air Force for 20 years. She has flown worldwide on humanitarian missions including the Bosnian Airlift during the fall of the Berlin Wall. While accumulating 3,000 hours of jet time, she was Commander of Cadets at the U.S. Air Force Academy. She has two Masters Degrees, and many commendations. She accomplished all the foregoing while raising a family.

10,000 Houses, Door-to-Door on a Bicycle

Rogers noted that the new AZ-9 district is evenly divided between Democrats, Republicans and Independents, and believes it is a microcosm of the entire nation. She ran and narrowly lost a close state legislative race in the Democrat portion of the district two years ago. Rogers recounted how she bicycled to 10,000 homes, knocking on the doors of thousands of independents. She will be back on her bike for this run, and all the doors she had knocked on two years ago are in this new Congressional District.

Arizona Roots

Rogers is one of five Republicans running, and the only one of the five who served a full 20-year active duty military career. She did her flight training in Arizona at Mesa Gateway Airport, which is on the grounds of the former Williams Air Force Base. Rogers? husband was also in the air force and they home-schooled their children for the elementary years, then sent them to a charter school. Her children have graduated Arizona State University with honors. After retiring from the Air Force, Rogers started a home inspection business, which went on to be the leading home inspection business in the state. The 12-employee business operates in four counties and Rogers owns an office building four blocks from her home. ?I really enjoy being rooted here in the community,? she said.

Rogers is a fifth-generation military officer, and her oldest child is a former Marine officer working on a Ph.D. in Electrical Engineering and married to a nurse.

Too Much Government Interference

?I decided to run for Congress, because as a small business owner and job creator, I am having a tougher and tougher time. This is not the country I grew up in. This country has way too much government interference. I am going to Congress to reduce taxation, and reduce regulation on small business so that job creators like me ? especially small business owners ? can create jobs,? she said.

?It?s time to give back. I?ve done 20 years in the government sector, 15 years in the private sector. I am a big believer in what the founders envisioned in the citizen legislator, and in my case the airman citizen legislator.?

Top Three Issues: Deficit, Jobs, ObamaCare

Curzon asked Rogers what she thought the most important issue was in Arizona. ?Last week, we did some polling. The number one issue in my district is the deficit ? people?s concern about the deficit, being in debt the trillions of dollars that we are,? Rogers said. ?The number two issue: jobs. The number three issue: ObamaCare.?

Rogers said she has ?a wide variety of support. My grassroots support is exceptional. We have at least 20 or 30 folks out there gathering signatures. I?m calling you from my campaign office and we have Arizona State University interns coming in to help. We have a broad breadth of support among Republicans. I?m very proud of that.?

American Attributes Transcend Party Divides

Rogers said that one concern is her district covers parts of Phoenix, Tempe, Chandler, and Mesa and could trend urban Democrat as the years go by. But she said her prior service and being a job creator would appeal even to Democrats and Independents. She said that she has to make a payroll every two weeks. There are no bailouts or stimulus packages, and she can?t print money. She has to keep the suites full in her office building, which with a community vegetable garden out back. Rogers said these ?truly American attributes transcend party divides.?

Sonic Booms and Broken Glass Ceilings

?I?m a true leader; I?m a trail blazer. I get things done, and I?m a proud of the success I?ve been able to have as a woman in the United States of America. Where else can a woman be a psychiatric social worker, in the Air Force as I was, then go to pilot training and become a jet pilot, pilot jets all over the world, and then retire, open a small business, succeed at that small business, make tough decisions every day, and have a family? To be able to retire as a Lieutenant Colonel from the United States Air Force is a real honor, and that aspect of my biography seems to resonate very deeply.?

Nothing More Special than Meeting a Voter at the Door to his Home

Rogers said running for Congress is a privilege. ?I love going door-to-door, meeting voters, listening. There is nothing more special than meeting a voter [at] the door to his home.?

If elected, Rogers said the first thing she would do is ?find the other 60 Congressmen ? there are no women ? who have served ? and work with them. She said she would also find those who have owned small businesses, ?and we will work together to get government out of our business.

On Leadership, Integrity, and Trust

Curzon asked Rogers what lessons she had learned during her years of military service would help her tackle the Congress.

?Leadership involves working with people from all walks of life. Leadership involves having credibility down in the trenches, and leadership involves setting the right examples with whatever you do as far as integrity and job competence. Those are the lessons I learned as a leader, as a Lieutenant Colonel in the United States Air Force. You cannot micro-manage people. We have to trust one another. I?ve relied on people in my air crews, in my cockpits to watch my back. My life was entrusted to them. And so, I trust Americans. I have an intuitive faith in America and I swore when I took the Oath to defend the United States against all enemies foreign and domestic. As a leader from the military, those are very deep-seated core convictions that I have.?

Rogers said she has her integrity challenged as a businesswoman and she does not yield. She said she would take that core conviction to Congress.

Arizona Not in Play

Curzon said that Romney is most likely going to be the nominee and asked Rogers whether Obama or Romney would carry the state. Rogers said she had been watching the Presidential campaign from afar since she had been working on her own. ?The Democrats like to say ?Arizona is in play.? I don?t think so.? She saw Romney in Tempe and he was ?very impressive?.I can tell you going door-to-door that people?s most deep-seated fear is that Barack Obama will be re-elected. I can?t tell you how many people have expressed that fear to me completely unprompted, and we can?t let that happen.? She said the ninth district ?is the tipping point.?

Impact Investing Goes Mainstream--Morgan Stanley Jumps on Board

Morgan Stanley, a global financial services firm with 1500 offices around the world, just announced they were offering a new set of investment options for clients interested in the triple bottom line. The ?Investing with Impact Platform? is the first, to my knowledge, impact investment portfolio option for investors offered by one of the ?too big to fail? banks that received a bailout from the U.S. government.

Currently, according to the company, about 1 in 8 dollars under professional financial management, or about $3 trillion, is invested in a portfolio in what has traditionally been called Socially Responsible Investing. SRI has allowed investors to have avoidance triggers, so that they know their money is not invested in certain industries, like conflict minerals, tobacco, plastics, big oil, and the like. Impact investing is somewhat different, in that the purpose of the investment is specifically to advance businesses that incorporate environmental and social performance in their measurements and performance criteria.

UC Berkeley freshman shows us his ridiculously automated dorm (video)

Besides beer pong, the whole point of going away to college is to blossom into an independent, motivated, self-sufficient adult. That is, of course, unless your dorm's name is BRAD (Berkeley Ridiculously Automated Dorm), where freshman Derek Low controls devices all around his room without even getting out of bed. An app on his phone can adjust ambient lighting and curtain position depending on the situation. His laptop uses Dragon Dictate to turn shouts into tasks his pile of servos and motors can accomplish. Just saying "Romantic mode" makes a disco ball pop out of the ceiling and plays the epically passionate Elton John song, "Can You Feel The Love Tonight." As if that wasn't enough, the emergency "party mode" button located next to the bed activates a bunch of lasers and strobes, as well as fog and blacklights while a bumpin' stereo system cranks out dance music. This dorm is clearly every college freshman's dream. I mean, who wouldn't want to wake up with Justin Bieber every morning? Check out the video after the break.
